The right office is not simply the right number of square metres. A good choice supports the way people work, makes everyday life easier for employees and visitors, and gives the company room to change.
Start with the work that needs to happen
Before calculating square metres, define the activities the office must support. Do people need quiet workstations, private rooms, meeting rooms, phone booths, project areas or informal places to meet? If hybrid work is common, simultaneous attendance matters more than total headcount.
Assess size through use, not headcount alone
Two companies with the same number of employees can need very different workplaces. In Spektri’s Design Guide examples, around 150 m² can be planned for approximately 14–20 people, while 426 m² can support around 30–40 people. These are examples, not universal rules.
Make location part of the workday
Assess location through employee commutes, client access, public transport, driving, parking and everyday services. Spektri is in Pohjois-Tapiola, close to Otaniemi, with connections across Espoo and the wider Helsinki metropolitan area.
Look beyond your own leased square metres
At Spektri, shared services include meeting and conference rooms, an 88-person auditorium, restaurants, reception, a gym and sauna, parking and Market 24/7.
Think about what may change next
Recruitment, reorganisation and new ways of working can change both the amount and type of space a company needs. Spektri offers options from individual rooms to larger floor solutions of up to around 1,650 m².
Frequently asked questions
Should office size be based on headcount?
Headcount is a useful starting point, but simultaneous attendance and the activities carried out in the office are usually more important.
How should location be evaluated?
Through everyday use: employee commutes, client access, public transport, driving, parking and services all affect how well the location works.
