There is no single square-metre-per-person rule that tells you the right office size. The need depends on simultaneous attendance, ways of working, meeting frequency, focus work and the shared services available outside your own office.
Headcount is only the starting point
If 30 people work for the company but only 15–20 are typically in the office at the same time, designing around 30 permanent desks may not be the best use of space.
Plan by activity
List the functions the office needs to support: individual work, video calls, team meetings, client visits, informal collaboration, storage and breaks.
Use examples carefully

Shared spaces can change the calculation
Spektri tenants can use bookable meeting rooms and an 88-person auditorium. If larger meetings happen only occasionally, it can be more efficient to use shared capacity instead of keeping a large meeting room inside your own office all year.
